Why mixed use is awkward

Residential lending and commercial lending are separate worlds with separate rules. A property that is genuinely both falls between them, and many lenders simply decline rather than work out which side it belongs on.

The split between residential and commercial floor area often decides how the whole file is treated.

How I work it

Establishing how the property will actually be classified before anything is submitted, so the file goes to a lender who handles that category rather than one who will decline on principle.

Where the property is genuinely commercial, I'll say so and point you in the right direction rather than force a residential file through.
