A new build is a purchase with a moving target. The financing has to be built for that from the start.

Why new builds are different

There's a gap between signing and possession, and it isn't always the gap you were told. Completion dates slip. Deposit structures are staged. The approval you had in month one may no longer be valid in month nine.

Rate holds and approval windows both have expiry dates, and neither is designed around a builder's schedule.

How I work it

Matching the lender to the timeline rather than only to the file, and staying on it as the date moves rather than finding out at the last minute.

I work with buyers across metro Calgary's new communities, and coordinate directly with builders where that helps.
