My name is Oma Feboh and I hold a Bachelor of Laws. I read a mortgage file the way counsel reads a case — where it’s strong, where it needs shoring up, and how to present it so a lender takes it seriously. Most brokers submit applications. A negotiator makes arguments.

A negotiator sees a story worth arguing — and knows how to structure it.
At a bank, a decline is the end of the conversation.
To a negotiator, it’s a starting position.
Why I do this
I was told I would not get approved with any A or even B lender.
A different agent got us a conditional approval with a Big 5 bank in days.
That was my own file. I had paid off old collections I did not even know existed and taken my credit score from the low 500s to 720, and the agent we had been referred to still did not believe us. Changing who was arguing for us changed the answer. It is the reason I do this.
You won’t find rates on this page — on purpose. Rate-shopping is what everyone else sells. Hard files need an advocate, not a search engine.
